Closing Faster in a Competivie Market

Doing loans can have it's challenging days but who doesn't love a success story. These returning clients found their dream home but in the competitive market ended up with their offer in 2nd position.  We moved on and started to look for the next home.  

Two weeks went by and the original buyer of the dream home was unable to preform on their loan and couldn't close on this house.  The listing agent called us to see if we were still interested.  The only catch was that we had to close on the original timeline.  We had 14 days of escrow from start to finish.  

The hard part of closing escrows that are contingent on multiple people moving homes, is just that, it's contingent on everything being on the same time schedule.  We submitted a bullet proof loan package to the underwriter on day 1.  We got the inspection and appraisal cleared quickly.  Got our conditions uploaded and clear to close back ahead of schedule.  Communication was clear, each party involved move swiftly and delivered on time.
