Here’s a simple, helpful walk-through of the entire home buying process from start to finish.


One of the biggest purchases of your life.  We treat it with the same respect and realize that there's a lot more than an interest rate and charges.  We provide a concierge service that allows you to go from start to finish with a clear plan and less headaches.  Sure, buying a home can be stressful but we take out the lengthy back and forth of checking off documents that allows us to close faster with less stress.  

  1. Get Pre-Approved.
    This is often overlooked as one of the most critical steps.  It generally takes about 20 minutes working with your loan officer over the phone or in person.  We review your credit, income and goals to outline a few different options that best fit your financial needs.  

  2.  Research potential new neighborhoods. Spend some time researching the cities and neighborhoods that appeal to you. Think about the must have's for your new home.  Is walking distance important or school districts.  Is a house with a yard a must have or are you more of a condo style? 

  3. Find the right property.
    Hire a REALTOR to work for you.  A common misconception is that you have to pay this person.  When you are buying a home the seller side pays for an agent to represent you, the buyer.  Find someone that communicates on your wave length and is able to handle the type of service you require.  Once you find the right agent, hit the ground running
  4. Review your financing options with us.
    There are many loan options out there but based on your financial criteria there are a few that will be better than others.  Keep us up to date as you review different properties to see if an HOA works or if a potential house is in a neighborhood that might give you more loan options. 
  5. Arrange for a home inspection.
    We will order the appraisal for you but getting a home inspection will tell you a lot more than the appraisal.  It's important, especially with the older homes to get an in depth look at the home.  From the foundation, HVAC, to type of plumbing and electrical.  Spending the day with the inspector to learn more about the bones of the home will give you important details in how to care for the home in the future.  If you find any issues with the home they can be brought up and possibility of negotiating repairs. 
  6. Get ready to close on your home’s financing.
    We will present you with a closing disclosure that outlines the details of what is being paid for in escrow, including the total of funds needed to close.  We will review this line by line with you to be sure that every penny is accounted for.  
  7. The big day’s here!
    You will receive loan docs and sit down with a notary to sign and bring in your funds for down payment.  Signing loan docs is 30-40 pages and the last step before calling it home.
